Overview

Mia is a modern two-story home designed to feel bright and open, thanks to its high ceiling. It offers 77 sqm of floor area plus a 10 sqm auxiliary area and fits comfortably on a minimum lot size of 95 sqm. Inside, you’ll find three standard-sized bedrooms with concrete partitions, a cozy living and dining area, a kitchen with a granite countertop, and two well-planned bathrooms. It also comes with a lanai, balcony, and service area, everything you need in a smart, efficient layout.

Challenge

Our first Mia home project sat on a tight 95 sqm lot near Baybay Beach, Roxas City. The owner also wanted a gated fence for added security, so our initial challenge was figuring out how to fit the house, the fence, and the gate within that limited space, while still giving the owner a layout that felt open and well-used. The property was also close to the beach, which meant high tide could bring seawater to the back portion of the lot, adding another layer of planning to the build.

We always aim to deliver ahead of schedule and with the best quality possible. In this case, we had just a few months before the holiday season, and the owner hoped to move in before Christmas Eve. Since the project was financed through progress billing, funds would only be released after each completed phase, so careful scheduling and coordination were key to keeping the construction on track.

Solution

We worked smart with the Mia design by taking advantage of the built-in firewall. This allowed us to legally start building right along the leftmost perimeter, just before the property’s boundary marker. To protect the home long-term, we added waterproofing to the exterior walls so rainwater wouldn’t seep into the interior. And since the lot sits near the beach, we dug and installed a deeper fence foundation at the back to keep seawater out during high tide.

The client was extremely busy at work and couldn’t visit the site often, so we sent daily photo updates to keep them fully informed every step of the way. From there, it was all about timing and teamwork. We made sure every construction phase was completed ahead of schedule so the progress billing funds would arrive early enough to keep the next phase moving. Thanks to the smooth coordination, the client was able to move in a full five days before Christmas.
