Overview
The second Finley project sits on a generous 349 sqm lot, giving the design plenty of room to breathe. It follows the original floor plan but with a few smart tweaks in the auxiliary area to make everything feel more open and spacious. This model also features a high-ceiling layout, which instantly makes the main living spaces feel brighter and more expansive. The owner had a front-lanai swimming pool approved in the city plan, but opted to build it later. There’s also a wide, open space reserved for a paved carport that can comfortably fit two vehicles.
Inside, the Finley stays true to its modern two-story layout with four bedrooms, including a master’s suite positioned at the front of the house with its own balcony and a toilet and bath equipped with a bathtub. Challenge
The Finley home offers a 126 sqm floor area with an additional 26 sqm auxiliary space, and it only needs a 150 sqm lot to build, surprisingly efficient for everything it includes. Because the lot is rectangular, keeping the firewall on the left side, exactly as designed in the original plan, was the smartest move. Since it’s legal to build the firewall right at the property line, we were able to maximize the layout and give the owner a huge open space for landscaping and greenery. The owner also opted to add a fence and gate for extra security, plus stainless-steel railings for two balconies and stairs for a modern, clean finish.
This project was financed through progress billing, meaning funds were released only after completing each construction phase. To add another layer of challenge, the owner was living in another city and couldn’t visit the site, so we made sure to send regular photo updates to keep them fully in the loop.
